Probate estate sales require organized documentation, a clearly authorized decision-maker and a sale process that supports the estate’s accounting obligations.
Working With the Authorized Personal Representative
Our team works with the legally authorized executor, administrator, trustee, owner or representative. A family member or property contact may coordinate access and logistics, but only the authorized client may approve reserved items, specialty channels, material expenses or changes to the engagement.
Documentation Before Setup
For probate estates, we may request reasonable documentation confirming authority. Clients should consult their probate attorney regarding court approval, beneficiary notice, any limits on the representative’s powers and other estate-specific requirements. The California Courts’ personal-representative duties summary is a useful starting reference.
Records for Probate Estate Sales
Before signing, confirm the transaction records, reporting detail, authorized deductions and payment provisions in the proposed agreement. Explain any estate-specific documentation needs so the sale process can be scoped accordingly.
Ordinary high-volume merchandise may be recorded by category, quantity or bundle. Items requiring individual final-sale-price reporting should be identified in writing before setup begins.
When Property Needs a Specialty Market
Some art, jewelry, fashion, furniture or collectibles may be better suited to an auction house, dealer or other specialist. No item is removed or consigned without written authorization and any additional probate approval that may be required.
Prepare the First Conversation
Share your role, the general property location, timing, access restrictions and the broad categories of belongings. A few overview photographs can help frame the scope. Initial screening does not require uploading a will, account statements or other private estate records.
See the estate-sale process and questions to settle before an engagement, then send preliminary details.
Referring a Client?
Attorneys, fiduciaries and other professional partners can review estate-sale referral support for scope, reporting needs and consent before sharing client details.
A Shared Team, With Professional Boundaries
Cockatoo Estates and Quirk work together on the practical sale process, combining estate-sale experience with business, fashion and merchandising knowledge. This general information does not replace guidance from the estate’s probate attorney, accountant or other qualified professional.
Discuss the Next Step for the Estate
Use the inquiry form to outline the belongings, location and timing. Choose your role so we can direct the conversation appropriately. We will review the request and discuss the scope with the authorized representative.
